201-207 South Street
This 70,000 square-foot commercial property is well located near Boston’s South Station, but needed major improvements when our clients purchased the property in 2007.
We designed a new lobby space that combined two small existing lobbies into one that serves both addresses. This move had several benefits. It added prominence to the entrance on the streetscape and improved the way people move through the space. More importantly, both buildings can now share an existing handicap sidewalk lift, which saved the cost of building an additional one.
The new lobby features an innovative open egress stair that promotes convenient walk up access. Durable, cost-effective finishes include granite tile, glass, and ebonized mahogany woodwork. The combination of warm lighting and paint hues and the cooler black granite and perforated metal accents creates an interesting, edgy contrast that fits well into the property’s urban context.
The project also included a new lobby storefront, tenant area upgrades and significant sidewalk repairs. With the work nearing completion, occupancy rates are near 100%.
